Unique north-east properties hit the auction market

Shepherd Chartered Surveyors’ next commercial property auction features a former care home and a former nursery in Aberdeen for sale as development opportunities.

The former care home is located within the west end of Aberdeen on the south side of King’s Gate between the junctions of Forest Road and Fountainhall Road.

The surrounding area is primarily residential and is within walking distance of local facilities and amenities along with Westburn Park and Victoria Park.

The substantial detached building of traditional granite construction is set over three floors laid out to provide two reception rooms and seven bedrooms with garden areas to the front and rear.

James Morrison, associate at Shepherd Chartered Surveyors, said: “The property is situated within the Albyn Place/Rubislaw Conservation area and was previously used as a care home.

“Due to the surrounding area, we believe the property would be suitable for residential redevelopment to either a single dwelling or flats. Interested parties should make their own enquiries with the local planning authority as to the suitability of their proposed development.”

It will be auctioned for sale at a guide price of £199,000.

And the former St Peter’s Nursery is located on the west side of The Spital within Old Aberdeen, to the south of the junction with Sunnybank Road and Orchard Street.

The Old Aberdeen campus of Aberdeen University is just a short walk to the north and King Street, with good public transport links, is only a few minutes’ walk to the east while the city centre is within a mile to the south.

Constructed circa 1900, the single storey, traditional granite and slate building is located within a mixed residential and commercial neighbourhood. The site is positioned behind a granite wall fronting The Spital in historic Old Aberdeen with mature planting along the front.

Mr Morrison said: “A smaller, less substantial building is located towards the north of the site adjoining the main building. While the properties have not been occupied for some time and require full refurbishment, they offer a good development opportunity for a variety of uses.

“The site is allocated for a mixed-use development and interested parties should make their own enquires as to the suitability of any proposed scheme.”

It will be auctioned for sale at a guide price of £60,000.

The two lots are set to go under the hammer in a live-streamed auction on Thursday, September 7 at 2.30pm.
