Former Eden Watermill tea rooms near Banff up for auction

The picturesque Eden Watermill near Banff, previously operating as a tea rooms and gift shop, is going under the hammer at auction at a guide price of offers over £99,500.

Set in a peaceful rural location between the town of Banff (3 miles) and Turriff (11miles), the Eden Watermill boasts a quirky “USP” in that it is not only set in an area of outstanding natural beauty, but it also has three water wheels, which although do require some work, could offer off grid power capability.

Most recently, only the ground floor of the premises was open to the public housing a gift shop selling handcrafted gifts and artwork from the local area, alongside a light and airy tearoom that comfortably seats twenty people with a small kitchen/counter.

The spacious first floor has been used as a storage and workshop area, but offers an ideal opportunity for development, either as additional retail/seating space or for potential residential development.

Outside there is a large decking area, accessed by a ramp from the car park, whilst a fully accessible toilet/baby change facility is situated beside the main building.

The property is well signposted and is conveniently accessed less than a mile from the A947 trunk road to Aberdeen City.

The mill is due to go under the hammer at Auction House Scotland’s in-room auction at 2pm on July 20 at the Radisson RED hotel, 25 Tunnel Street, Glasgow.

The auction will also be live streamed allowing interested bidders the option to watch and bid online, whilst telephone and proxy bidding is also available if potential buyers are unable to attend the auction to bid in person.
