Flats plan for former Ellon petrol station site
Over three years since a planning application was made, a derelict petrol station in Ellon could finally see flats built on the site.
The long disused former petrol station has seen several attempts over the years to clear the site for a small scale housing development.
This includes a previous lengthy process back in 2016 when a development of 16 two bedroom flats was proposed, incorporated into a single three storey block.
Planners at the time had recommended granting the development, but councillors at the Formartine Area Committee refused the application
This was in turn appealed to the Scottish Government reporter in 2017 and was also refused.
The application by architect Mathew Merchant on behalf of Regency Oils which was made public in April of 2020 showed a different approach, splitting the design into two distinct blocks.
Submitted information indicated that 16 flats are planned and considerable remediation work will also be required on site to eliminate any environmental issues from the underground storage.
Having undergone several revisions in the interim, the application currently would provide - Block 1: 3-storey building including 6x 2-bed flats and 6x 1-bed flats; Block 2: 2-storey building including 4x 2-bed flats; Single storey storage building including two cycle stores and a recycling
and refuse bin store all of which is communal.
The application which received over 20 letters of opposition, has been marked for approval by planners who note the changes to the national planning framework since it was first submitted and will go before the Formartine committee on Tuesday.
