Gardenstown housing development's outline proposal is granted

Initial plans for a new housing development to be built in Gardenstown have been approved by Aberdeenshire Council.

The proposal is seeking to build 22 houses on land adjacent to Morven View Road.

The applicant James Johnston, who is Coventry-based, applied for planning permission in principle, which was granted by the council.

Objectors have concerns that the village’s roads will not handle the rise in traffic and there would be a risk to children who play there; drainage in the community would not cope and residents have pointed out there is small demand for extra housing.

However, the council’s planning service had no concerns with the proposal.

In its decision, it said: “The planning authority considers that the application is for a development that is in accordance with the Aberdeenshire Local Development Plan 2017.

"The proposed development lies on a site allocated for residential development in the Aberdeenshire Local Development Plan 2017, and it accords with all relevant policies of that document.

"The consultation responses are positive and there are no material considerations which indicate that permission should be refused."

The applicant and agent, Banff-based Mantell Ritchie, will now have to submit more detailed plans before any work can start.
