A TENSE stand-off unfolded this morning at a flat in Buckie.

Police were called to a property in Wallace Avenue earlier this morning.

The occupants of the flat were refusing to come out and a number of uniformed officers were standing guard outside.

The stand-off carried on for several hours.

Around 10 uniformed officers were joined at the scene by two police dog handlers and later by officers from a special unit.

It is understood the incident is linked to an alleged assault that took place in the town earlier in the day.

A cordon was put in place around the area prior to officers moving in to the property.
